Official Resources
Guideline Value / Circle Rate GOV.IN Definition ↗
The government-notified minimum property value for an area, used to calculate stamp duty on a sale deed. Search by street or survey number, village, and Sub-Registrar Office. Not the same as fair market value — see the Glossary.
Open TNREGINET →Patta GOV.IN Definition ↗
Revenue Department record of who holds the land — strong evidence of possession in practice, though not conclusive title on its own. View and download Patta and Chitta online — no visit to the Taluk office required.
Open e-Services Portal →FMB — Field Measurement Book GOV.IN Definition ↗
Official survey sketch showing a plot's boundaries, dimensions, and sub-division. Available on the same e-Services portal as Patta and Chitta, for rural land.
Open e-Services Portal →CRZ Guidelines Definition ↗
Coastal Regulation Zone rules restricting or governing construction near the coastline. Relevant for plots in Chennai and other coastal areas — check the notified zone before assuming a plot is unrestricted.
GIS / Land Parcel Maps GOV.IN
Tamil Nadu's state GIS viewer for parcel boundaries, survey numbers, and land layers on an interactive map.
Open TN GIS Viewer →Land Use Maps GOV.IN
Zoning / land-use classification maps.
Covers the Chennai Metropolitan Area only (CMDA). No single statewide portal exists for land-use maps outside Chennai metro — that part is marked N/A.
Open CMDA Land Use Maps →Wetlands (Ramsar Sites) GOV.IN
Tamil Nadu's Ramsar-designated and notified wetlands, maintained by the Tamil Nadu State Wetland Authority (TNSWA). Wetland buffer zones carry construction restrictions similar in spirit to CRZ — worth checking for plots near lakes, marshes, or backwaters.
Open TNSWA — Ramsar Sites →Industrial Development
State agencies that develop and allot industrial land — relevant for assessing or acquiring plots inside a government-run industrial estate or SEZ, as opposed to open-market industrial land.
Frequently asked
Is Patta proof of ownership in Tamil Nadu?
Not on its own — Patta is the Revenue Department's record of who holds the land, strong evidence of possession, but Indian courts have held it isn't conclusive title. It's usually checked together with Chitta and referenced by Survey Number.
Where do I check Tamil Nadu's guideline value?
TNREGINET — search by street or survey number, village, and Sub-Registrar Office.
Does CRZ apply to every coastal plot in Tamil Nadu?
Only within the notified zone distance from the coastline — check the TNSCZMA-approved CZMP map for the specific plot rather than assuming based on distance alone.
Are Tamil Nadu's land-use maps available statewide?
No — CMDA's Land Use Maps cover the Chennai Metropolitan Area only. No single statewide zoning-map portal exists outside Chennai metro.
