What this is
PropRef is a free reference site for Indian property documentation, land records, and building rules — guideline values, patta & FMB, CRZ guidelines, GIS and land-use maps, official Schedule of Rates downloads, and a glossary of valuation terms, all pulled from official government sources into one place with plain-English explainers. There's no sign-up, no lead form, and nothing to buy — the site is supported by ads, not by selling your details or funnelling you to a paid service.
PropRef is independent. It isn't tied to any valuer, brokerage, or construction firm, and it doesn't cross-promote one — every link on the site points either to an official government source or to another page on PropRef itself.
PropRef explains. The government provides the actual record or service. PropRef defines what a document or rule means and tells you which department issues it — it does not generate, verify, or certify Patta, FMB, guideline value, or any other record. The record itself only exists on the official portal it links to; always treat that portal, not PropRef, as the source of truth.

How to use this site
Four things to know before you start browsing.
Pick your state
The dropdown next to the logo sets which state's data you're viewing. States still being built show as "coming soon" — a new state is added roughly every week; check the Coverage list on the homepage for what's live right now.
Use the top tabs
Land Records, Building, and Glossary cover your selected state. CPWD Rates is national and doesn't change with the state dropdown.
Follow the links out
Every card links straight to the official government portal or PDF. PropRef doesn't host or re-key the underlying records — it just points you to the right place with a one-line explainer.
Watch for "N/A"
Where no public portal exists for a resource in a given state, the card is marked N/A instead of linking somewhere unofficial or being left out silently.
