Land Records

Every official land-record portal for Andhra Pradesh, in one place. With the capital question settled in April 2026 — Amaravati is now the sole permanent capital under the AP Reorganisation (Amendment) Bill, 2026 — CRDA is a stable, ongoing authority rather than a contested one. Each card below links straight to the government source, no intermediary sites.

Official Resources

Guideline Value / Circle Rate GOV.IN Definition ↗

The government-notified minimum property value for an area, used to calculate stamp duty on a sale deed. AP's Registration & Stamps Department (IGRS) revised these market-value guidelines statewide effective 1 February 2026. Not the same as fair market value — see the Glossary.

Patta equivalent (Adangal, 1-B / ROR-1B) GOV.IN

Meebhoomi is AP's citizen-facing land-records portal — Adangal, 1-B/ROR, Pattadar Passbook, and mutation status, all in one place. AP also runs a second backend system, Bhu Bharati, but that one is for Revenue officials, not public self-service — Meebhoomi is the correct citizen-facing link.

FMB — Field Measurement Book GOV.IN Definition ↗

Official survey sketch showing a plot's boundaries and dimensions. Available as a module inside the same Meebhoomi portal as Patta — the same "one shared portal, two cards" pattern used for Patta and FMB elsewhere.

CRZ Guidelines GOV.IN Definition ↗

Coastal Regulation Zone rules restricting or governing construction near the coastline. Relevant for plots along AP's coastal districts — check the notified zone before assuming a plot is unrestricted.

GIS / Land Parcel Maps GOV.IN

Bhunaksha is AP's statewide cadastral map viewer, built by NIC and integrated with Meebhoomi, for parcel boundaries and survey layers on an interactive map.

Land Use Maps GOV.IN

Zonal Development Plan maps showing proposed land-use classification.

Covers the Amaravati Capital Region only. No single statewide portal exists for land-use maps outside the capital region — that part is marked N/A.

Industrial Development OFFICIAL

APIIC is the single state agency that develops and allots industrial land in Andhra Pradesh — a land bank of roughly 1.4 lakh acres, with online land enquiry and application. Unlike a two-agency large/small split, one agency covers both scales here.

Extra for Andhra Pradesh

Two land-record initiatives specific to Andhra Pradesh, neither with a public citizen-facing link yet — noted here for awareness rather than as clickable resources.

Bhudhaar. AP's own 11-digit land-parcel identifier, described as "Aadhaar for land," is becoming mandatory for registration in 2026. There is no standalone public portal for it yet — it is embedded inside the Bhu Bharati backend.

Bhu Bharati. A GIS-based land-management backend built on top of Meebhoomi (bhubharati.ap.gov.in). It is officials-only, not a citizen-facing service — worth revisiting here if it ever opens up to the public.
