Land Records
Every official land-record portal for Telangana, in one place. Each card links straight to the government source — no intermediary sites. Telangana's land-records system is called Bhu Bharati, launched April 2025 — if you've heard of "Dharani," that's the older name for the same underlying system.
Official Resources
Guideline Value / Circle Rate GOV.IN Definition ↗
The government-notified minimum property value for an area, used to calculate stamp duty on a sale deed. Search by District, then Mandal and Village, or directly by Locality/Ward-Block. Not the same as fair market value — see the Glossary.
Open Telangana Registration — Unit Rates →Land Ownership Status (Patta equivalent) GOV.IN
Land ownership/status record, searchable by Survey Number, Passbook Number, or Aadhaar. This replaces the old Pattadar Passbook lookup and is served through Bhu Bharati, the unified system that replaced "Dharani" in April 2025.
Open Bhu Bharati — Know Land Status →FMB — Field Measurement Book GOV.IN Definition ↗
Official survey sketch showing a plot's boundaries, dimensions, and survey number. Telangana serves this through Bhu Bharati's interactive cadastral map rather than a separate document — click a parcel to see its Record-of-Rights details.
Open Bhu Bharati GIS →CRZ Guidelines Definition ↗
Not applicable — Telangana has no coastline; CRZ notifications apply only to coastal/tidal states.
Not applicableGIS / Land Parcel Maps GOV.IN
Telangana's state GIS viewer for parcel boundaries, survey numbers, and land layers, built on the state's 2024–26 statewide drone survey. Drill down by District → Division → Mandal → Village, then click a parcel for its details.
Open Bhu Bharati GIS →Land Use Maps GOV.IN
Zoning / land-use classification maps from the HMDA Master Plan.
Covers HMDA's 55-mandal Hyderabad metro jurisdiction only. No single statewide portal exists for land-use maps outside HMDA's area — that part is marked N/A.
Open HMDA Land Usage →Wetlands (Ramsar Sites)
No dedicated public wetlands portal found for Telangana. A State Wetland Authority exists on paper but has no public-facing site. HYDRAA (Hyderabad Disaster Response & Asset Protection Agency) is a related body that enforces against lake and buffer-zone encroachment, but it is not a wetlands-notification registry — a different function, not a substitute.
Not yet availableIndustrial Development GOV.IN
Telangana runs a single agency covering industrial land at all scales — unlike Tamil Nadu's separate large-estate (SIPCOT) and small-estate (TANSIDCO) bodies. TSIIC has recently been renamed TGIIC following the change of government.
Open TGIIC →Extra for Telangana
Two things worth knowing that don't map onto Tamil Nadu's structure.
Bhudhaar ID. Every land parcel in Telangana is being assigned an 11-digit Unique Land Parcel ID (ULPIN), GPS-confirmed through the 2024–26 statewide drone survey. Tamil Nadu's Patta/FMB system has no equivalent unique-ID layer. There is no separate public portal for looking up a Bhudhaar ID on its own — it appears alongside a parcel's other details inside Bhu Bharati.
CCLA sits above Bhu Bharati — the department site to use for grievance escalation if the records portal itself doesn't resolve an issue.
